The rent for the bedroom includes water and unlimited internet through Wi-Fi (50Mbps download and 20Mbps upload, suitable for HD video streaming and gaming). Electricity is billed monthly and divided equally among occupants, noting that solar panels and a heat-pump hot water system keep electricity consumption down. For additional security, the outside of the house is under constant video surveillance. Rest assured, there are no CCTV cameras inside the house. Shared facilities comprise the lounge room and smart TV, bathroom, toilet, laundry, and kitchen, with plates, cups, cutlery, pots, and pans provided. A large stainless steel fridge and freezer, bar fridge, dishwasher, microwave, oven and cooktop, kettle, and toaster are provided. There is plenty of space in the backyard to have friends and family over! The bedrooms, bathroom, and toilet were recently renovated. All rooms have modern roller blinds (most have dual mesh privacy and block-out blinds). The bedrooms have sufficient power sockets and antenna points for terrestrial TV (if you wish to use your own!). Ducted reverse-cycle air conditioning is available throughout the house. Particular zones, including the bedrooms and kitchen, may be turned on and off when required. A washing machine and clothes dryer are available for use in the laundry. There is also a Hills Hoist clothesline out the back of the house. About the owner and tenants: The owner, Trent, is an experienced property investor in his late 30s who works in health and medical research. Trent regularly travels between Sydney and Muswellbrook to take care of business. As he needed to relocate to work at hospitals and universities in Sydney, Trent decided to offer bedrooms for rent in the shared household. The household is currently occupied by two men in their late 30s, who are renting two out of three bedrooms. One tenant is an electrician and the other is a head chef, both of whom are shift workers in Muswellbrook. Trent and the tenants are seeking someone to rent the third room, which has just become available. The ideal tenant would have a relaxed and easy-going personality with a good sense of humour. Property management and care: The owner prefers to self-manage the property, rather than hiring a property manager. Although this approach is less traditional, tenants appreciate this, considering several have had poor experiences with so-called "professional" property managers. The needs of tenants are promptly met, and maintenance is completed efficiently and to a high standard. Disagreements are very rare, but when they occur, they are managed amicably and almost always resolved without legal intervention. The owner or an appointed delegate will manage lawn maintenance. Tenants will work together to keep the house clean and tidy. How tenants and the owner are legally protected: The rights of tenants and the owner are protected in NSW by Residential Tenancy Agreements (RTAs) and Contract Law through individually signed and executed Short Term Residential Accommodation (STRA) Agreements. In NSW, STRA Agreements are equally enforceable as RTAs, offering parties more flexibility without the excessive red tape. Each Agreement is for three (3) months at minimum. New Agreements may be made for those individuals wishing to live in the house longer. Agreements are emailed and can be easily accessed using a web browser on both computers and mobile devices. They are signed digitally online using Adobe Acrobat's secure service. In compliance with legislation and regulations, tenants are emailed invoices, receipts, and statements that document all rent and bills, paid by electronic funds transfer.
